If you have a lease agreement, it would depend on the terms and whether there was a renewal option. There are equitable remedies that could help you for unjust enrichment and estopple, etc., but most of these would also depend to some extent on the terms of the agreement. The best thing to do would be to have an attorney review the agreement and factual circumstances.
